Large New Retail Development Planned for Southwest Detroit

Se podrían construir hasta 3,770 metros cuadrados (40,000 pies cuadrados) de nuevo espacio comercial en el suroeste de Detroit.

Detroit Economic Growth Corp. ha contratado a tres empresas locales para desarrollar un terreno de 2.4 hectáreas (6.1 acres) con usos comerciales, incluyendo el uso tradicional de un centro comercial, además de la construcción de terrenos comerciales en 6370 W. Vernor Hwy.

Queen Lillian Development, con sede en Detroit y dirigida por Christopher Jackson; Tekton Development, con sede en Detroit y dirigida por Jason Jones; y Lormax Stern Development Co., con sede en Bloomfield Hills y dirigida por Christopher Brochert y Daniel Stern, han sido seleccionadas para llevar a cabo la construcción con usos que podrían incluir inquilinos locales y nacionales, restaurantes y una tienda de comestibles, según la DEGC.

Jackson declaró el jueves por la tarde que aún no se ha determinado el costo del desarrollo ni se han identificado usuarios.

En un comunicado, Jones, director de TekTon, afirmó que “el sitio nos brinda una oportunidad única para reunir a minoristas nacionales de calidad con emprendedores locales, creando empleos, colaboraciones y servicios que reflejan el orgullo y la cultura del suroeste de Detroit”.

Lormax Stern también está trabajando con Sixteen42 Ventures, empresa de Dennis Archer Jr. con sede en Detroit, para conseguir inquilinos comerciales, según un comunicado del DEGC, la agencia de desarrollo económico cuasi pública de la ciudad.

La alcaldía de Detroit tendría que firmar un acuerdo de desarrollo para el sitio —que anteriormente albergaba un centro de mantenimiento del Departamento de Obras Públicas—, así como la venta misma. La alcaldía se está encargando de la rehabilitación de la propiedad, una parcela delimitada por vías ferroviarias y la Livernois.

Se espera que la construcción comience a inicios de otoño 2026 y finalice en la primavera de 2028, que se busquen incentivos como la financiación del incremento fiscal para zonas industriales abandonadas y otros incentivos para apoyar la reurbanización del antiguo emplazamiento industrial.

Tanto Jackson como Jones han participado activamente en el desarrollo multifamiliar en Detroit durante los últimos años, con proyectos separados a lo largo de Woodward Avenue y Trumbull Avenue en Woodbridge, respectivamente.

Archer ha participado activamente en diversos negocios, incluyendo el sector inmobiliario con Lormax Stern, que desarrolló conjuntamente el Rivertown Market en Jefferson Avenue, justo en las afueras del centro.
