Una empresa de desarrollo de Detroit enfocada en la preservación histórica compró la antigua sede Western Branch de YMCA en Mexicantown al inversionista de bienes raíces y arrendador Dennis Kefallinos.

La visión final tomará tiempo en concretarse —la firma Inkwell Partners, con sede en Detroit, cerró la compra hace apenas una semana y media—, pero eventualmente planean recuperar algunos de los usos originales, como guardería y espacios deportivos y de acondicionamiento físico. También contemplan combinar entre 30 y 50 unidades residenciales y, potencialmente, espacio comercial en los pisos superiores.

Inkwell Partners, cofundada y dirigida por Devon Caldwell y Ryan Zampardo, pagó $1.1 millones por el edificio de 1928 ubicado en el 1601 Clark St., frente a Clark Park. Esto representa poco más de la mitad del precio inicial de casi $2 millones listado en CoStar Group Inc., un servicio de información de bienes raíces con sede en Washington, D.C.

El edificio de YMCA no es un proyecto aislado para Inkwell, que comenzó en 2017 y ha estado activa en la zona por cerca de una década, “trabajando mayormente en proyectos de remodelación de edificios de apartamentos en Hubbard Farms y en general en el Southwest” Detroit, señaló Zampardo.

La antigua sede de YMCA ha estado desocupada durante al menos un cuarto de siglo, de acuerdo con Historic Detroit, una organización que documenta la historia de la arquitectura y los edificios de Detroit.

“Obviamente ha sido un edificio que ha estado allí en el fondo y por mucho tiempo fue un proyecto soñado para intentar devolverle la vida”, dijo Zampardo. “Tiene una arquitectura increíble. Tuvimos la oportunidad de entrar un par de veces anteriormente y es una de esas construcciones que hoy en día nunca se realizarían, o al menos no a un costo razonable”.

El edificio, diseñado en estilo románico español por la firma de arquitectura Malcomson & Higginbotham, abrió sus puertas en 1928, financiado en su totalidad por una donación de $750,000 (casi $14.5 millones en valor actual) de Edsel y Eleanor Clay Ford, luego de que la ubicación anterior en Scotten Avenue resultara pequeña, según Historic Detroit.

Para finales de la década de 1980, el edificio se dividió físicamente en dos partes: una se convirtió en centro de cuidado infantil y la otra en un hogar de transición para personas que regresaban a la comunidad tras cumplir condenas por delitos no violentos, de acuerdo con Historic Detroit. Finalmente, los residentes fueron reubicados en 1999 y el inmueble cerró sus puertas de manera definitiva en el año 2000. Kefallinos lo compró un año después por $400,000, indica Historic Detroit.

Zampardo mencionó que Invest Detroit, una institución financiera de desarrollo comunitario, aportó financiamiento para la etapa previa al desarrollo y para la adquisición.

Inkwell aún se encuentra en las primeras etapas para estructurar el financiamiento de este esfuerzo, cuyo costo total se desconoce por el momento.

“Habrá una estructura de capital bastante complicada en esto”, dijo Caldwell, residente del barrio de Hubbard Farms. “Con suerte, intentaremos solicitar los New Market Tax Credits y créditos fiscales históricos federales. Podría haber un componente filantrópico, dependiendo de quién ocupe el primer piso”.

En los últimos años ha habido una gran variedad de nuevos desarrollos y remodelaciones residenciales dentro y alrededor de la zona. Entre ellos se encuentran The Murray, impulsado por Emery Matthews y su firma Real Estate Interests LLC; The Brooke, de Clifford Brown y Woodborn Partners LLC; y La Joya Gardens, de Cinnaire Solutions, por mencionar solo algunos.

Un buen grupo de proyectos de gran escala también ha llegado a la zona recientemente, incluyendo la remodelación realizada por Ford Motor Co. en Michigan Central Station y en el antiguo depósito de libros de Detroit Public Schools contiguo, convertido ahora en Newlab.
